Project Overview
Located in North Oakville, Joshua Creek is a master-planned community spanning more than 300 hectares, designed to deliver new housing, green space, and supporting infrastructure across multiple phases and multiple owners. It is one of the region’s largest and fastest-moving residential developments, with more than 50% built out (~160 hectares) in under four years.
DSEL is providing coordinated civil engineering design and approvals that unify the work of multiple developers including Mattamy, Great Gulf, Coscorp, Capobianco, under one servicing vision, ensuring efficiency, speed, and compliance with municipal and environmental requirements.

Scope of Work
- Master grading, stormwater solutions and servicing plans for multi-owner coordination
- 10-day Subdivision approach applied to recent phases for accelerated approvals
- Stormwater management (3 ponds built, 2 ponds in preliminary engineering)
- Water and sanitary servicing, including trunk sanitary sewer to service the development
- Road and lot grading design
- Approvals coordination with the Town of Oakville, Region of Halton, and Conservation Halton
- Trunk sanitary sewer extending north to service future employment lands
- Integration of environmental measures to address ecological constraints
- Mitigation of regulatory hazards, including floodplains
